4 houses (2 renovated) with 10000sqm – rent to buy option (Bulgaria) or swap
I have been in Bulgaria for 14 years now and following breakdown of long term relationship I am looking to move back to the UK. Over the years I have built up a collection of properties and land to be my home in Bulgaria and from where I ran a dog rescue. I am now looking to sell the 'portfolio' or would consider splitting the small complex and selling one renovated house off separately.
In its entirety the small complex includes:
There is a newly built (in 2007) large 3 bedroom open plan bungalow with large terrace, conservatory and another covered seating area to the side, along with a BBQ 'house', large garden of around 1000sqm, established vegetable and fruit area (securely fenced to keep dogs off), large secure dog pen, large gravel parking area, small workshop and shed and covered car port. The property is being sold with all furniture and fixtures and fittings. There are 3 double bedrooms, the main one having a wood burner and en-suite. Heating is from wood burners. Hot water is electric boilers and solar. There is mains water and electric, good internet and it is on a septic tank (does not need emptying). The house is on a tarmac road through the village. I also own the properties on either side and as we have taken down walls, made gateways and changed boundaries I am selling/exchanging as 'one' property.
Next door is a renovated and furnished large 4 bedroom house. Downstairs is a large one bedroom self contained flat with bedroom with en-suite, a basic kitchen and dining area and a large lounge. External stairs then lead to a further 3 bedrooms and bathroom. The garden is around 800sqm with a BBQ house with traditional lamb oven, chicken coop in one corner and covered wood store. This could be sold off separately for offers around 38,000 Euros.
On the other side of my main home there is an un-renovated house of 3 rooms and a hallway, many barns and a large plot of around 1500 sqm currently laid partly to garden with swimming pool and the rest ploughed as a small field with a further vegetable area with a small orchard. Next to this is a plot of 1500sqm with a falling down house and barns, 3 newly built dog kennels and wood store. I was slowly making this into a large vegetable area for permaculture and eco-building and there are raised vegetable beds.
Altogether there are 2 houses for living or renting out, one for refurbishment and another for either re-build or additional land and storage.
I also own another plot of land in the village, just over the road which is 700sqm and could be built on and this will also be included. It is currently used by a neighbour for growing crops. I also own a plot of land bought for development on the edge of the city and near the spa resort. It is 3000sqm and currently agricultural land. This will also be included. And another plot of land down near Chirpan, around an hour away, which is regulated (could be built on) and 1490sqm. Again this will be included. It was kept as a source of wood as there are many trees on it.
Also included if near selling price is achieved is a small Kubota tractor with rotavator and front loader/bucket.
I would transfer our Bulgarian company which owns all the properties, this means transfer fees will only be around 600 Euros in total. The company is registered to my main home.
Ongoing annual costs are around 120 Euros for company accounts and accountant (could be reduced as my company was active), around 80 Euros is council taxes for all. Water is around 10 Euros a month ( I water garden in this and have dishwasher, washing machine etc) and electric is around 50 Euros a month for both houses being lived in full time. Internet is 10 Euros a month and fairly decent (can stream TV, netflix etc).
I currently have someone living in the apartment of the 4 bed house next door to my main house who helps with dog care, gardening, building work. He would be happy to stay on for as long as needed and do a little work as required (no more than couple of hours a day 4 or 5 days a week) in return for free accommodation and bills paid.
Yulievo is a small village with a couple of shops and a couple of small local bars. It is next door to Yagoda mineral spa area where there are two spa hotel complexes with indoor and outdoor thermally heated pools and the old traditional baths are being restored. There are also a couple of small supermarkets, pharmacy, doctors, DIY store and restaurants. Just 7km away you have the small municipality town of Maglizh with a supermarket, small hospital, shops, bakery, butchers, DIY shop and more. And Stara Zagora city and Kazanlak are 20km away, where there is everything you would expect of a city. The nearest train station is 2km away in either Dabovo or Tulovo village. There are daily buses to the towns and cities. The nearest airport is Plovdiv about an hour and half away, Burgas and the coast are under 2 hours away and Sofia and the capital and airport is just under 3 hours away. You can be in Greece in 2 hours or so and easily get to Turkey, Romania and Serbia.
I would be open to a rent to buy option if there was a sizeable deposit paid (at least 20%) and then payments over the next 2 to 3 years. You would be welcome to move in and live in the property so long as a proper agreement was in place.
I would also consider an exchange for property in Spain. I am open to areas and options – house, apartment, villa with cash either way.
